Limestone follow the Royal Institute of British Architects (RIBA) stages of work to ensure a robust and all-inclusive design experience for our clients.

The RIBA plan of works is divided into 8 stages, the first 4 stages being design led from concept to the production of scaled drawings. Within these stages Limestone will take the brief and work up a set of concept drawings for discussion with the client. We understand each of our clients have different requirements and involvement preferences, so we can fully include them, along with stakeholders and other relevant parties throughout the production of the planning drawings. As part of our design package, we also offer a full suite of photo realistic 3D visualisations that can be used to either market the project or show off to family and friends! This is a service many firms do not provide or charge separately.

Working with Local Planning Authorities can be a minefield.

So as part of our service, Limestone will act as the client agent, engage with the Local Authority, submit, and monitor all planning applications that are necessary for the delivery of the project. We will also determine what other ancillary public departments require engaging, such as Highways, the Environment Agency, Conservation etc, and carry out any necessary duties for complete client peace of mind.

We ensure your vision is translated into drawings that will work operationally when built and consider how the function verses design is managed. We have built a network of specialists to deliver everything you could desire from hydro-thermal experiences to state of the art gyms and exquisite interiors. As consultant we work closely with all of these specialists to ensure the project on budget & on time. Services include feasibility and ROI studies, space planning, fixtures fittings & equipment costing to support the viability report & budgeting process. Having in-house consultants, architects and construction specialists we know how each other work and the skill set required to effectively manage your project from start to finish.

The Design and Delivery team are appointed to all of our projects from the outset, and for continuity they remain on the project until completion.

Acting in the role of Principle Contractor with our design team appointed, or your choice as clients, we will coordinate the entire project team liaising with the client if directly appointed suppliers, to ensure a cohesive approach to the design.

Once the project moves onto site, regular Design Team Meetings & Contractor Meetings are held in order to ensure this coordination continues and to identify and deal with any issues.

Communication is key & throughout this process the client and stakeholders will be kept informed on all aspects that affect the projects its budget & timeline.

Our approach ensures all parties are kept fully informed at all times and ensures a coordinated approach & provides project delivery to exceed the clients expectations.

We do not end just at project completion (Practical Completion). We continue to support our clients with any issues they may have over the following 12 month period, dealing with them quickly and efficiently, and with minimum disruption to their business and clients.

Owner’s Representative

As Owner’s Representative we will act as advocates for your vision & objectives in a development project, ensuring its proper close-out and the successful move-in of you the client. Our roles as Owner’s Representative varies in scope by project and per the project owner’s requirements; our involvement can happen as early as in the land/property acquisition process, or later in the actual construction phase of the project. Because we know as owners you don’t have the time or specialist expertise to deal with the technicalities of a building or facility project, we become your trusted eyes & ears of a project.

Independent Certifier

The role of the independent certifier is to provide specialist advice and checking of the compliance of a construction project against employer’s requirements, detailed design and statutory construction standards. We would suggest this route if you have a variety of contractors already engaged or those you would wish to consider as part of the project & work progress is measured & invoices paid upon successful completion of works in line with budgets & timelines.
